Who Is Actually Forming New Households?

The share of young adults that live in their parents home continues to rise despite the fact that the job market has improved and household formation is increasing.

To understand more about this trend, the Terner Center for Housing Innovation at UC Berkeley tapped data from the Census Bureau and Pew Research Center to examine headship rate (the number of households divided by the adult population). They broke that data down into three components: adult population growth, shifts in the age distribution, and changes in the headship rate.

The ZIP codes 02176 (Melrose, Mass.), 43085 (Worthington, Ohio) and 58103 (Fargo, N.D.) have pushed past one of the nation’s most recognizable postal codes — 90210 — and 32,000 others across the U.S. to top realtor.com’s list of 10 Hottest Zip Codes for 2015. ZIP codes making the list are distinguished by healthy housing dynamics, strong local employment and neighborhood “it factors.”

New Single-Family Home Size Trends Flat

NAHB Eye on Housing reports the typical size of newly built single-family homes was effectively unchanged from the first to second quarter of 2015, posting small quarterly declines. The current data is consistent with the general trend of flat growth for the size of typical newly-built homes, a pattern that took hold during 2014. As first-time buyers return to the market, typical home size is expected to trend somewhat lower.

Mortgage Rates Reverse Course Moving Higher

HousingWire is reporting the average fixed mortgage rates are reversing course and nudging higher for the first time in four weeks, according to Freddie Mac.

The 30-year fixed-rate mortgage averaged 3.94% with an average 0.6 point for the week ending August 13, 2015, up from last week when it averaged 3.91%. A year ago at this time, the 30-year FRM averaged 4.12%.

The Aging Housing Stock

The American housing stock continues to age, especially as residential construction continues its modest rebound after the Great Recession. According to the latest 2013 American Housing Survey (AHS), published by the Department of Housing and Urban Development, the median age of owner-occupied homes is 37 years old, compared to only 27 years old in 1993. This aging trend signals a growing market for remodelers, as older structures normally require additional remodeling and renovations. It also implies additional demand for more new construction over the long run.

Lead Paint Rule Reform Legislative Introduced in U.S. Senate

Window & Door reports that a bill to reform the U.S. Environmental Protection Agency’s (EPA) Lead: Renovation, Repair and Painting (LRRP) Rule was introduced in the U.S. Senate last week.  The Lead Exposure Reduction Amendments Act of 2015 (S. 1987) was introduced by Senator Jim Inhofe (R-OK) and two original cosponsors.  This bill is similar to the House of Representatives bill (H.R. 2328) that was introduced by Rep. Kevin Cramer (R-ND) earlier this year.  Some of the key reforms in the bill are 1) restoration of the “opt-out” provision originally in the rule, 2) suspension of the LRRP rule if the EPA cannot approve a commercially available test kit that meets the regulation’s requirements, 3) exclusion of commercial buildings from the rule until EPA can demonstrate the need to include them, and 4) addition of a de minimis exemption for first-time paperwork violations.  Read More >
